As a "For Sale by Owner" or FSBO as we say, the selling process can be very complex and time consuming, however with the aid of my services, be certain that you will come away completely satisfied and stress free.

One of your main responsibilities is to arrive at an accurate estimate of value for your home, so with my unbundled services I will ensure a detailed evaluation and analysis of every part of your home. My work doesn’t stop there, as I will fully investigate the real estate market and compare your property with similar listings to make sure that you receive the highest amount you deserve for your home. When I meet with you I will perform a Consumer Needs AnalysisTM and from that you can determine what services you need and which items you can do for yourself. Six Major Componets to "Level 2" Assistance


There are some vital tasks that need to be accomplished to bring a sale to a successful closing. At "Level 1" most homeowners can handle many of these details, like preparing the home for showings and deciding what to repair or replace, paying attention to and creating curb appeal, and gathering general information.  These tasks usually don't require specialized knowledge (although some may need assistance in these areas as well).

Level 2 is what we consultants refer to as "meat in the middle", and these tasks are critical to the transaction! Most owners need someone who will represent them to avoid inadequate attention to the details.  Troubleshooting is an area that my expertise can be of great benefit.

   1.  Ensure buyer preapproval and monitor the loan process.

   2.  Draft or assist in drafting the purchase agreement.

   3.  Negotiate with the buyer.

   4.  Complete and check the due diligence information and paperwork.

   5.  Orchestrate the puzzle pieces (like the appraisal, title work, home inspections and buyer's final walk-through.

   6.  Renegotiate with the buyer (if necessary) in order to close the sale.
