This is my "unbundled" plan for For Sale By Owners or other private owners that just need some assistance. You choose what services you need and you control your budget. Services are paid for up-front. You can also hire me on a retainer (similar to what you do when you hire an attorney), pay hourly for my services and consulting at a rate of $100 a hour and control what you need to be done. I also have a fee for service and percentage combination, where I charge an hourly rate and collect an additional percentage at closing. In no event will you ever be charged more than 3%, but most cases it is far less.

What most of my clients want is what I refer to as PLATINUM SERVICE PLAN. This type of plan is the traditional type of listing with an "exclusive" right to sell and gives your property the widest range of exposure to help sell your home. My rate for the PLATINUM PLAN is 5-6%* and will be paid at closing. Anything I do in marketing is at my expense. The seller does not pay unless the home is sold.

This is important because in our age of technology, over 78% of buyers use the internet to start looking for a home rather than newspapers. When Buyers begin to look for homes on the internet they use "Search Engines" such as Yahoo! or Google. Homes that I list will have their very own website, which will allow it to found directly by these search engines.
